Checking Whether Your Roof Qualifies

We look at the existing roof's structural condition, moisture levels, and how well it will bond with a coating, flagging anything that needs to be fixed before we move forward.

Cleaning and Prepping the Surface

The whole roof gets pressure-washed to strip away anything that would keep the coating from bonding properly. Any oxidation on metal gets mechanically abraded, and the surface has to be fully clean and dry before we prime it.

Roof Coating FAQ

Can a roof coating stop an active leak?
No, not by itself. Coating over a roof that's actively leaking won't fix what's causing the leak. We have to find the source, correct whatever's failing, and repair that section properly before any coating gets applied. Skipping that step and coating over an open leak just hides the problem while it keeps causing damage underneath the new surface. Our process always starts with a full assessment and any necessary repairs first, so the finished system actually performs the way it's supposed to and the warranty stays valid.
How is a roof coating different from roof paint?
The difference matters more than people expect. Roof paint is a thin product, usually applied at 1 to 3 mils, that improves appearance and offers a bit of UV protection but isn't built to waterproof or handle thermal expansion. A roof coating is a true waterproofing system, applied at 20 to 40 mils or more, engineered specifically to stay flexible through temperature swings, resist standing water, and form a continuous membrane. The materials, the application, the warranty, and the performance are all in a different league. Every project we do uses roofing-grade coating systems, never paint marketed as a shortcut.
What roof types are compatible with coating systems?
Coatings work over most existing roof substrates as long as the substrate itself is in decent shape. Metal roofing, whether standing seam, corrugated, or exposed fastener panels, takes coating exceptionally well. Modified bitumen and built-up flat roofing systems respond well too, provided the membrane is sound and dry. EPDM and TPO single-ply membranes need a specific primer to bond properly but can absolutely be coated. Asphalt shingle roofs in solid structural shape can take a compatible elastomeric coating. Spray polyurethane foam needs recoating on a regular schedule as part of its normal upkeep. The bottom line in every case: the substrate has to be structurally sound, free of significant trapped moisture, and matched with the right coating chemistry.
